Equity Sharing Scheme

Who is eligible?
Applicants aged 25 years or over who wish to purchase a property as their primary residence, but do not qualify for a sufficient home loan to complete the purchase, may apply for this scheme.
The maximum annual income for both individual and joint applicants is as follows:
– 25 to 29 years: €20,000
– 30 to 34 years: €25,000
– 35 to 39 years: €30,000
– 40 years and over: €40,000
To qualify for the scheme, the property value must not exceed €250,000. However, this limit increases to €350,000 for applicants aged 40 years or over who are purchasing the remaining share of their former matrimonial home from their former partner at law.
Yes. This scheme is only available to applicants who take out a home loan with APS Bank.
Applicants must purchase at least 50% of the property through their own funds and a bank loan. At least 10% of the property price must be financed using their own funds.
The Housing Authority may purchase the remaining share of the property not purchased by the applicants, up to a maximum of 50% of the property, and not exceeding €100,000.
Applicants must buy back the Housing Authority’s share after 20 years at the same price originally paid by the Authority. However, applicants may choose to buy back the Authority’s share at any time before the end of the 20-year period.
If applicants are not in a financial position to buy back the Authority’s share after 20 years, their children or heirs may be allowed to do so. Alternatively, the Housing Authority may agree to an instalment payment arrangement. In such cases, the Authority’s share will be adjusted to reflect the rate of inflation over the preceding 20 years.
Applicants must inform the Housing Authority and the bank at least two months before the final deed of sale. The sale must include the Housing Authority’s share of the property and requires the Authority’s written consent. The Housing Authority is entitled to receive a proportion of the sale price corresponding to its share of the property.
